Gary, I think Brook Creek Neighborhood Association will be opposed
to this blanket permission for any CN2 and RMO zoning districts.
But we'll first need to review it among ourselves. Thanks for
sending this to everyone. We'll be in touch.

Dear LAN members,

You may remember that the owners of Hillcrest Shopping Center
attempted to rezone the southwest corner of their property from
CN2 (Neighborhood Commercial) to CS (Commercial Strip) last fall
to allow the construction of a three-story, 54,000 square foot
mini warehouse at Yale and Centennial. The Planning Commission
did not recommend the zoning change, and the developers did not
pursue it.
Commission meeting this Tuesday evening. If the
commission agrees to initiate it (this is almost certain), the
proposed amendment will go the Planning Commission for their
recommendation, then back to the City Commission for
consideration.

Sunset Hill NA will be opposing this text amendment at both the
Planning and City Commission meetings. Large commercial
buildings such as this one belong on arterial streets, with
appropriate buffer to adjacent residential neighborhoods. This
amendment would not affect just one parcel like a zoning change
would, but would allow construction of similar facilities in
these two district types city-wide. Your neighborhood will be
affected if you have one or more CN2 or RMO zones within your
boundaries. By my count, 7 neighborhoods contain CN2 zones.
Please contact me if you would like to join me in resisting this
unnecessary and detrimental change. I have attached my initial
letter to the City Commission.
